Getting pre-approved for a mortgage is crucial in the home buying process. It helps determine your borrowing capacity, narrowing down suitable properties within your budget. The pre-approval letter also reveals down payment and closing cost requirements, allowing you to plan accordingly. Additionally, it signals to real estate agents and sellers that you are a serious buyer, often required for home showings, especially in the luxury market, to ensure security and privacy.
From start (searching online) to finish (closing escrow), buying a home takes about 10 to 12 weeks. Once a home is selected an the offer is accepted, the average time to complete the escrow period on a home is 30 to 45 days (under normal market conditions). Though, well-prepared home buyers who pay cash have been known to purchase properties faster than that.
Home shoppers typically incur minimal or no fees when working with a real estate agent to buy a home. This is because, in most transactions, there are two agents involved – one representing the seller (listing broker) and another representing the buyer (buyer’s agent). The seller’s agent charges a fee for marketing the property, and when the home is sold, this fee is split with the buyer’s agent, meaning buyers do not directly pay their agents.
The national average for down payments is 11%, encompassing both first-time and repeat buyers. However, first-time home buyers typically put down 3 to 5%, with programs like FHA requiring 3.5% and allowing family gift contributions. VA and USDA loans can have zero down payments but have specific eligibility criteria. While conventional loans traditionally required 20% down, newer programs allow 3% down with private mortgage insurance for some borrowers.
If you plan to use the equity from your current home for the new home’s down payment, selling the former is necessary. Turning your current home into an investment property is an option, but your loan advisor will assess your risk profile and credit history to determine the feasibility of obtaining a loan for the new home while retaining the old one. In relocation scenarios, especially due to job transfers, selling the current home quickly may be essential. If relocating with the same employer, explore if they offer relocation assistance to offset costs.
